Tax Assessors in Union City GA: Getting to know them better

Tax collectors are not the only group of individuals in charge of handling property taxes and any other tax forms. There are also a few more individuals in the taxes field that help make processes possible and are in charge of some of the other important functions in the local government. And one of these is tax assessors.

Tax Assessors, Who are they?

Along with every job is a line of responsibilities that are given to them. And when it comes to tax assessors, their main responsibility in their job is to fairly find the market value of a real or personal property that is stationed in the locality.

This process is technically done annually since the value of properties never stays constant and should always be continuously assessed from time to time. Assessors are always required to submit the assessed values on properties to the Department of Revenue every five years for certification.

These tax assessors are given the right training and skills to allow them to perform their responsibilities well. They are also offered advanced training and certification which such individuals can take based on their discretion.

What does a Tax Assessor do?

Tax assessors are obliged to maintain assets at a uniform percentage annually. However, before anything else, these assessors get to sign an oath when certifying the tentative assessment they have performed on the property. The uniformity in the percentage is ideally achieved by analyzing all the properties in the locality to determine which one of these assets is subject to change.

They are also the ones responsible for increasing or decreasing the assets of a neighborhood or a group of properties by incorporating various real estate market changes and trends into it. This, however, is only possible when the assessments subject to change are at a uniform level other than the municipality’s stated level of assessment. When it comes to other cases, the tax assessor is required to conduct physical re-inspections for the reappraisals of the properties.

How are properties assessed?

The estimation of market value always comes first before the assessment of the property. This market value tells you how much a property would sell once it gets placed in the market. In this area, in order for the tax assessor to properly estimate these numbers, he/she should be familiar with all the aspects of the local real estate market.

The estimation can typically be performed in three ways. Namely:

Market Approach

This is the first approach when it comes to the estimation of market value. Here, the property is compared to others similar to it that have been recently sold. When it comes to the market approach, the sales where the buyer and seller both acted without undue pressure are used.

Cost Approach

Moving on to the second method of estimation is the so-called cost approach. This approach focuses on calculating the cost using today’s labor and material prices. If the structure being estimated is not new, the assessor gets to have to determine its depreciation since it was built.

Income Approach

The third and last method centers on analyzing how much income a property would get to produce once it has been subjected to renting. The operating expenses, insurance, maintenance costs, and financing terms are considered in this area.

Once the estimations have been completed, the calculations of assessment now follow which are subject to the by-laws of a given locality.
